Terms of Service
Last updated 20 October 2026
These terms govern your use of Gavelock. By creating an account, listing a property, bidding or making an offer, you agree to them.
1. About Gavelock
Gavelock is an online marketplace that connects property sellers and buyers in England and Wales. We are not a party to any sale contract, and we do not give legal, financial or survey advice. Each party should appoint their own conveyancer.
2. Early access
Gavelock is in an early-access pilot. Identity checks, proof of funds and deposit holding are currently simulated. No money is collected or held by Gavelock, and no deposit shown on the platform is legally binding until a regulated partner arrangement is in place and you are told so in writing.
3. Accounts
- You must be 18 or over and give accurate information.
- Keep your login secure; you are responsible for activity on your account.
- We may suspend accounts that break these terms or the law.
4. Fees
- Listing a property is free.
- A success fee of 0.5% of the agreed price is payable by the seller only when the sale completes.
- Optional add-ons (social ads £49, photographer £149, QR sign £25) are charged when ordered.
- Founding developer partners receive 6 months of free transactions, subject to a separate written agreement.
No fees are being charged during the early-access pilot.
5. Seller responsibilities
- You must own the property or be authorised to sell it.
- Listings must be accurate and include required material information (such as tenure, lease details, EPC rating and council tax band).
- Auction reserve prices are private to you and must be set honestly.
6. Bids and offers
- Bids and offers show genuine intent to buy at the stated price, subject to contract.
- Late bids may extend an auction to prevent last-second sniping.
- An agreed deal is "locked" on Gavelock, meaning the listing is taken off the market while both parties' conveyancers proceed. A sale only becomes legally binding at exchange of contracts.
- Do not place fake bids or bid on your own property.
7. Referrals
We may introduce you to conveyancers or other partners and may receive a referral fee. We will always tell you before you proceed, and you are free to choose any provider.
8. Acceptable use
Do not misuse the platform, post misleading or unlawful content, scrape data, or attempt to bypass security.
9. Liability
We provide the platform with reasonable care and skill but do not guarantee that any sale will complete. We are not liable for the acts of buyers, sellers or third-party providers. Nothing in these terms limits liability that cannot be limited by law, or your statutory rights as a consumer.
10. Privacy
See our Privacy Policy for how we handle your data.
11. Complaints and law
Email legal@gavelockproperty.com and we will respond within 14 days. These terms are governed by the law of England and Wales.
